The Lead Apartment Maintenance Technician oversees daily maintenance operations to ensure the community remains safe, well-maintained, and welcoming for residents. This role leads maintenance activities, supports preventative maintenance efforts, ensures quality service delivery, and helps maintain compliance with company standards while providing exceptional resident service.
RESPONSIBILITIES:
- Serve as the primary point of contact between the maintenance team, property management, residents, and vendors.
- Lead by example while assisting with and overseeing the daily maintenance operations of the community.
- Ensure timely completion of work orders, unit turns, preventative maintenance, and resident service requests.
- Troubleshoot, repair, and maintain HVAC systems, appliances, plumbing, electrical systems, and other building components.
- Support the oversight of property appearance, safety, and curb appeal to ensure a positive resident experience.
- Assist with scheduling, training, and mentoring maintenance team members to ensure quality work and accountability.
- Maintain compliance with OSHA regulations and company safety policies and procedures.
- Monitor inventory levels, supplies, and equipment while helping manage maintenance expenses and budgets.
- Participate in after-hours emergency response and on-call rotations as required.
- Deliver exceptional customer service while maintaining a professional, positive, and solution-oriented approach.
QUALIFICATIONS:
- High school diploma or GED required.
- Minimum of 2+ years of multifamily, residential, commercial, or related maintenance experience preferred.
- Previous lead, supervisory, or team leadership experience preferred.
- HVAC Certification required.
- EPA Universal Certification strongly preferred.
- Working knowledge of HVAC systems, plumbing, electrical, appliance repair, and general building maintenance.
- Experience performing preventative maintenance, unit turns, and property inspections.
- Strong troubleshooting and problem-solving skills with the ability to prioritize multiple tasks.
- Excellent customer service, communication, and interpersonal skills.
- Ability to read, write, and perform basic mathematical calculations.
- Ability to lift and carry up to 50 pounds and perform physical tasks including standing, walking, climbing, stooping, and lifting throughout the workday.
- Valid driver's license and reliable transportation required.
- Ability to work a flexible schedule, including evenings, weekends, overtime, and on-call responsibilities as needed.

This role has no supervisory responsibilities.
