Ethan Conrad Properties is seeking experienced Roofing Technicians (Level II and Level III) to inspect, maintain, repair, and restore commercial roofing systems throughout our property portfolio. This position requires hands-on experience with multiple roofing systems, strong troubleshooting skills, and a commitment to safety and quality workmanship. Candidates will be considered for Level II or Level III based on their experience, technical expertise, and ability to independently perform roofing repairs. Level II technicians focus on routine maintenance and repairs with limited supervision, while Level III technicians lead complex investigations, perform advanced repairs, and provide technical guidance to junior team members.

Requirements

Key Responsibilities

  • Inspect, maintain, repair, and restore commercial roofing systems, including TPO, EPDM, PVC, modified bitumen, built-up roofing (BUR), coatings, and waterproofing systems.
  • Perform preventative maintenance, leak investigations, roof inspections, and repairs to maintain roofing system integrity.
  • Identify roofing deficiencies and implement appropriate repair methods consistent with manufacturer specifications and company standards.
  • Repair and maintain roof flashings, penetrations, seams, drainage components, and related roofing materials.
  • Prepare roofing surfaces and apply silicone coatings and other approved restoration products.
  • Assist with roofing restoration, installation, and reroofing projects as assigned.
  • Read and interpret construction plans, specifications, and work orders.
  • Accurately document inspections, repairs, photographs, labor, and materials in Yardi and record all time worked in Paylocity.
  • Maintain clean, safe, and organized jobsites, vehicles, tools, equipment, and materials.
  • Follow OSHA regulations, company safety policies, and established roofing industry practices.
  • Communicate repair findings, material needs, and project updates to the Roofing Foreman and Property Management.
  • Perform other duties as assigned.

Level-Specific Responsibilities

Level II – Roofing Technician

Experience Guideline: 3–5 Years of Commercial Roofing Experience

  • Independently perform routine commercial roof inspections, preventative maintenance, leak investigations, and repairs with limited supervision.
  • Diagnose common roofing failures and repair TPO, EPDM, PVC, modified bitumen, BUR, coatings, flashings, and drainage components.
  • Respond to roof leak service calls, identify practical repair methods, and complete repairs consistent with manufacturer and company standards.
  • Perform silicone coating preparation and application; assist with more complex restoration and reroofing projects.
  • Complete accurate Yardi work orders, inspection photographs, labor and material records, and Paylocity time entries.
  • Maintain safe jobsites, vehicles, tools, and materials.
  • Provide day-to-day guidance to apprentices and Level I technicians.

Level III – Senior Roofing Technician

Experience Guideline: 6–10+ Years of Commercial Roofing Experience

  • Lead complex roof leak investigations, condition assessments, preventative maintenance, and repairs across multiple commercial roofing systems.
  • Select and execute advanced repair methods for TPO, EPDM, PVC, modified bitumen, BUR, coatings, flashings, penetrations, and drainage details.
  • Identify recurring roofing failures and recommend proactive leak mitigation, restoration, or reroofing scopes to the Roofing Foreman.
  • Provide technical guidance, hands-on training, and quality checks for apprentices and junior technicians.
  • Coordinate assigned work, materials, and site access; communicate progress, findings, and issues to the Roofing Foreman and Property Management.
  • Ensure manufacturer-compliant workmanship, OSHA safety practices, and complete Yardi and Paylocity documentation.

Knowledge, Skills, and Abilities

  • Working knowledge of commercial and industrial roofing procedures, materials, repair methods, and safety requirements.
  • Experience with multiple roofing systems, including TPO, EPDM, PVC, modified bitumen, BUR, coatings, flashing, and waterproofing.
  • Ability to diagnose roof leaks, identify deficiencies, and determine appropriate repair solutions.
  • Knowledge of OSHA regulations, fall protection requirements, ladder safety, and roofing industry best practices.
  • Ability to read and interpret construction plans, specifications, and work orders.
  • Strong communication, problem-solving, organizational, teamwork, and customer service skills.
  • Ability to work independently and efficiently in a fast-paced environment.
  • Basic math skills, including measurements and material calculations.
  • Ability to use smartphones, Microsoft Office, Yardi, Paylocity, and other electronic documentation systems, or learn company systems.
  • Ability to climb ladders and stairs, repeatedly lift 40 pounds or more, and stand or walk for extended periods, with or without reasonable accommodation.
  • Ability to work outdoors in varying weather conditions, including extreme heat and cold, and in confined work areas, with or without reasonable accommodation.

Minimum Qualifications

Level II

  • 3–5 years of commercial roofing experience.
  • Hands-on experience with at least two commercial roofing systems.
  • Ability to independently perform routine inspections, preventative maintenance, leak investigations, and repairs with limited supervision.
  • Working knowledge of roofing repair techniques, materials, and safety procedures.

Level III

  • 6–10+ years of commercial roofing experience.
  • Advanced technical proficiency across multiple commercial roofing systems.
  • Demonstrated ability to lead complex leak investigations, identify recurring roofing failures, and execute advanced repairs.
  • Experience providing technical guidance, hands-on training, and quality checks for junior technicians.
  • Ability to coordinate assigned work, materials, and site access with minimal supervision.

Additional Requirements

  • High school diploma or GED preferred; equivalent relevant education, training, or experience will be considered.
  • Valid driver's license when operating a vehicle is an essential job function.
  • Ability to travel between assigned properties and jobsites.
  • Commitment to maintaining safe, professional, and high-quality work environments.

Preferred Qualifications

  • Commercial, industrial, and retail property roofing experience.
  • Experience with silicone coating applications, waterproofing, and roof restoration projects.
  • Experience using Yardi or similar property maintenance management systems.
  • Experience supporting preventative maintenance programs across multiple commercial properties.
  • Prior experience training or mentoring less-experienced roofing technicians.


Position Level: Level II or Level III, determined by experience, qualifications, and demonstrated technical capabilities.
